Farmington is the only town in our Hartford County service area with two separate local historic district commissions, and both of them can stop a building permit. The Farmington Historic District covers the village core along the Route 10 corridor, and the Unionville Historic District, adopted in 2008, covers eight named sub-districts in the old mill village. A certificate of appropriateness comes before the permit in either one.

Housing splits along the same line. Farmington Village is roughly 115 buildings, most built before 1835, with the steep multi-plane roofs that period implies. Unionville is dense nineteenth-century mill housing on small lots. East Farmington Heights, Oakland Gardens and the postwar subdivisions are conventional installs with modern service and clean roof planes.

The Metacomet Ridge runs down Farmington's eastern side, with Rattlesnake Mountain rising about 500 feet above the valley floor. Homes on the valley side sit with high ground directly to their east, which pushes effective sunrise later and shifts production toward the afternoon. Permits run through the Town of Farmington Building Department, which files online only. If the address sits inside the Farmington or Unionville historic district, a certificate of appropriateness from that district's commission comes first, and the ordinance's mechanical appurtenances language reaches heat pump condensers and generator pads as well as panels.
